Notwithstanding any stipulation to the contrary, every apartment owner is a member of the association of owners, and membership is terminated where a member ceases to be an apartment owner.
Where, at the time of registration of the agreement of division, all apartment rights still belong to a single person or to the same persons, the association does not come into existence until the apartment rights belong to different persons.
An unanimous decision of all persons entitled to vote, even if not present at a meeting, shall have the same force as a decision of the meeting of owners, provided it was taken with the advance knowledge of the manager.
