Notwithstanding any stipulation to the contrary, termination of the division dissolves the association of owners. However the association shall continue to exist up to the extent required for the purpose of the liquidation of its assets and liabilities.

After the dissolution the apartment owners at the moment of the termination of the division are entitled to the surplus assets in proportion to their shares.
