The donor may stipulate that property donated by him shall be returned to him if the donee should die before him.

Unless otherwise expressly provided, a stipulation for the return of property may not be enforced if the deceased donee has left descendants.
A stipulation for the return of property shall have the same effect as a provision prohibiting transfer of ownership and shall be subject to the same formalities.
