Where, during the currency of the lease, the immovable leased is totally destroyed by fortuitous event, the lease shall terminate as of right.

Where the immovable is only partly destroyed, the lessee may, according to circumstances, require a reduction of the rent or the termination of the lease.
No compensation shall be payable in either case.
