A lessee who has sublet all or part of the immovable shall remain bound, in his relations with the lessor, by all the obligations which, by virtue of the contract of lease, have to be performed by him.

The provisions of sub-Article (1) shall apply notwithstanding that the lessor has given his consent to the sub-lease.
The lessee shall not be released from such obligations unless such release has been expressly stipulated between the lessor and himself.
