Where the contract of lease has been made for a lifetime or for a period exceeding ten years, the farmer-tenant may unilaterally alter such provision as to time where ten years have elapsed from the land having been delivered to him.

In such case, the contract of lease shall terminate on the first day of March, four years after the lessor has received notice of the intention of the farmer-tenant to terminate the contract.
Any stipulation or custom to the contrary shall be of no effect.
